How Reborn Invests?
Reborn exclusively invests via close-ended fund structures or those that mimic it's core characteristics; depending on the scope and size of the project the pool of investors may differ significantly due to regulatory requirements and registration differences. Predominately each project is setup as it's own small-scale fund.
We significantly prefer perpetual or long-term oriented investment periods, that focus on IRR rather than value growth.
As an operator, you'll be both responsible for core asset management and operations, as well as GP-like role within those funds. These structures vary significantly from jurisdiction to jurisdiction and therefore further in the process you'll recieve more information on your responsibilities and roles.
The fees depend entirely on the project, the amount of risk, operational requirements, and the returns the project is predicted to have, You'll have significant say in those fees prior to project launch, (adjustments of fee structure post-raise is strictly against our policies).
Reborn retains the right to in it's own discretion to veto projects and business endevours.
Reborn will upon entering a new jurisdiction develop an adjusted due dilligence set in line with it's previous model that takes into account local geographic and jurisdictional factors. The operators and our analysts are jointly responsible for conducting due dilligence on a project.
Reborn's analysts will assist in structuring, financial planning and other matters related to project initiation. Reborn's analysts hold exclusive right to assess and mark risk of projects aligned with it's risk assessment model(s).
Syndication and Advisory.
Reborn also collects and transmits information for advisory services* of perspective clients looking to invest into real estate on their own behalf.
*Provision of advisory services is strictly limited to operators who hold the appropriate advisory licences or operate in a jurisdiction with no licences required.
How this Partnership is structured?
We mantain 4 distinctly de-facto structures, all with varying equity splits, group vesting structures, initial project funding caps and access. Upon you're application we will inform you for which structure you're eligable, you're eligability status will depend on a few key factors;
How many Partners are contained in you're application?
Are you interested and do you have capital to join an existing partnership?
Are you willing to put skin-in-the-game and acquire vested shares?
What is the level of funding you're looking for?
Do you wish to enter this partnership as a corporate body or individual?
Depending these and how committed you are to the application, we'll offer and negotiate with you the specific terms of our adventure:

Complete your initial Application form by clicking register below, together with your Compliance information;
You'll be presented with the structures your eligable for;
Go through your first interview round, 15-20 minutes;
You'll recieve your GP Login invitation code, where you'll be required to sign preliminary documentation (inc. NDA)
We'll run a complete background check and process your information (this may take up to 2 weeks),
First Informational Meeting (45m-2hrs), where you'll be presented confidential insights and more information regarding the franchise provided, you can ask any questions and get more in-depth understanding of the model and what you're signing up for;
Second interview round with executive leadership;
If you're interesting in running a specific franchisee in our network, there will be another round with that franchise's executive leadership.
You'll recieve final approval;
Shall you bring other partners, they will then have to go through this exact same process. If Reborn has partners for you, at this point you'll get to meet them and see if you have the appropriate chemistry;
Completition of all letters of intents, and share vesting options;
Formation or onboarding into an existing structure (1 month avg).
Initial procedural and insdustry training begins (up to 2 months).
